What to know before buying in the Coachella Valley

Ownership types. Part of the valley sits on Indian lease land, where you buy the home and lease the land. Lease terms and annual costs must be reviewed before you write an offer; we do that with you.

HOAs and golf communities. Gated and golf-course communities are common. Dues can be significant and may or may not include the golf itself; we itemize what is included.

Seasonal market and rentals. Demand is seasonal and short-term rental rules vary by city, some with permit caps. If you plan to rent the home part of the year, the specific city ordinance decides what is possible.
