How to read these numbers

  • Median price is the middle sale price of existing (not newly built) single-family homes that closed escrow in the month. It is not an appraisal of any one home.
  • Months of inventory (C.A.R.'s unsold inventory index) is how long the homes listed for sale would take to sell at the current monthly sales pace.
  • Days on market is the median number of days homes that sold in the month were on the market.
  • Mortgage rates are Freddie Mac's weekly national average for a 30-year fixed loan; your rate depends on your credit, down payment and loan type.

Frequently asked questions

What is the median home price in Orange County right now?

In September 2026, the median price of an existing single-family home sold in Orange County was $1,480,000, according to the California Association of REALTORS®, up 5.6% from a year earlier. The condo and townhome median was $790,000. Half of the homes sold for more and half for less.

Is Orange County a buyer's or a seller's market?

Inventory is one way to judge it. At the September 2026 sales pace, the homes for sale would take about 3.0 months to sell, compared with 3.0 months a year earlier. Fewer months of supply generally favors sellers and more favors buyers, but conditions differ by city, price range and property type, so look at recent sales for the homes you're considering.

Are Orange County home prices going down?

As of September 2026, the single-family median was up 5.6% compared with a year earlier. Monthly medians move with the mix of homes that sell, so one month's change says little on its own; the year-over-year change and the trend chart on this page are more reliable. This page reports what happened, not a forecast.

Where do these numbers come from and how often is this page updated?

Prices, sales, inventory and days on market are from the California Association of REALTORS® monthly county data, released for September 2026 on October 19, 2026. Mortgage rates are from Freddie Mac's weekly survey. We update this page each month when C.A.R. publishes new county figures; next update: Around November 17, 2026 (October data).
