Newport Beach

Harbor, peninsula, and coastal hills in one city. Newport Beach ranges from older beach cottages and bayfront homes to gated communities in Newport Coast, and the details of each pocket matter more than the citywide averages.

What to know before buying in Newport Beach

Very different neighborhoods share one name. The Balboa Peninsula, Balboa Island, Corona del Mar, Eastbluff, Newport Heights, and Newport Coast each have their own housing stock, lot sizes, and price bands. We start by narrowing to the pockets that fit how you want to live, not the city as a whole.

Older homes and coastal rules. Many homes near the water are decades old and have been remodeled in stages. Inspections, permits, and (near the harbor) flood-zone and coastal considerations deserve extra attention before you write an offer.

HOAs, leases, and dues. Some communities are gated with substantial HOA dues; a small number of properties sit on leased land. We confirm ownership type, dues, and any special assessments for every home we show you.

Next step

Two ways to start. Both end with a person.

01

Have a question?

Ask about a home, a neighborhood, your timeline, or what your own home might sell for. No agreement, no obligation. A licensed Realtor replies, usually the same business day.

02

Ready to be represented?

California requires a written buyer agreement before an agent tours homes with you. Ours is plain: 3% of the purchase price, exclusive representation, three months. Start it online in about a minute and e-sign when you are ready.
